No. Skip Genie does not run title, determine heirship, issue title opinions, or give legal advice. You (or your title attorney) decide who owns the interest. Skip Genie helps you find and reach those people.

What does a search return?

Up to 10 phone numbers ranked by likelihood, with landlines and mobiles flagged; address history; possible email addresses; and the names of possible relatives and associates. Every person and address is cross-referenced, so you can run the next report for one credit.

Can I send a whole owner list?

Yes. Download the Bulk Search template, add your names and last known addresses, and upload it from your member dashboard. Lists typically come back within minutes, depending on size, in your private dashboard, at 17¢ per record.

Is there a contract?

No long-term contracts and no hidden fees. Membership is $58 a month with 100 search credits included and 17¢ for each additional search credit.

Can I use it for background checks or screening?

No. Skip Genie is for locating and contacting people for lawful purposes. It is not a credit bureau and does not provide background checks. Don’t use it for tenant, employment, or credit screening.
