Dude let me tell you, I followed every single step from Larry Higgins, and my company closed one of its Biggest Deals yet, here in TN just a few weeks ago! Now I Wash and Repeat. I now focus on finding the people who truly need help like tax delinquent, loan in default, deceased owner, expired listing, and give them a call!!

All of these people, more times than often are practically waiting on a phone call from superman to practically help them out of their situation. This will cost you time more than money, but the return is incredible.

I used Skip Genie to locate the owner of a property which had a house on it and two lots next to it that they owned. The end result was I received the owners name, address and phone number, found the owner and we now have the house and two lots under contract for $78k.

Well, I did my first real skip tracing today. There’s a vacant house next to the one I’m working on, a duplex, that I’d like to buy. Totally empty, both units, and the city was out there 2-4 weeks ago cleaning up the yard. I have sent this guy “5 letters and never a response”. I actually wrote each letter myself and spoke directly about the deal and made it real, not a blanket letter. Nothing.
